Ruth advised us to price the house at $30k less than I eventually did. The house sold in 2 days at $50k over what she suggested! So much for 'local knowledge' and advice - and knowing the market.

Sometimes I do get it wrong - as I did in this case - and I told the Seller(s) exactly that when the contract came in. While I was in good company pricing the home (I wasn't the lone voice suggesting the list price), in the end the final sales price was considerably higher than the list price. A wonderful outcome for Sellers, and a smooth closing at the end of May-2014. I wish the Sellers happiness on the west coast!
